Quick Answer

SEFMLS offers three delayed-marketing paths: Coming Soon status (up to 21 days, no showings, public marketing permitted), Office Exclusive (no MLS distribution, no public marketing), and Active–Display on Internet N (IDX/syndication suppressed for the full listing term). Each requires a signed seller authorization form submitted to SEFMLS within 2 business days of the listing agreement.

What the MLS Requires

  • Seller must sign the Coming Soon Seller Authorization Form before SEFMLS entry; submit to mls@miamire.com within 2 business days of listing agreement effective date
  • For Office Exclusive, submit completed MIAMI-10 Seller Authorization Form to mls@miamire.com within 2 business days of listing agreement effective date
  • Seller authorization form required for Active–Display on Internet N; specific form not confirmed — verify at miamirealtors.com/mls
  • No showings or open houses may be held while a listing is in Coming Soon status
  • Public marketing (signs, IDX, syndication, social media) is allowed during Coming Soon but prohibited for Office Exclusive listings
  • Coming Soon listing must go live (Active status) within 21 days of MLS entry; cannot exceed that window

What to Do Next

  • Obtain seller's written authorization using the current SEFMLS seller authorization form (Coming Soon, MIAMI-10 for Office Exclusive, or form for Active–Internet N); confirm the latest version at miamirealtors.com/mls(Required)
  • Enter the listing into SEFMLS and submit the completed form to mls@miamire.com within 2 business days of the listing agreement effective date(Required)
  • Ensure no showings or open houses are scheduled during Coming Soon status; if an offer is accepted, update listing status within 1 business day(Required)

Common Scenarios in This MLS

Listing agent wants to market on social media before showings begin

Triggers

Coming Soon status permits public marketing including social media and IDX; showings remain prohibited during the up-to-21-day window

Seller wants to keep listing off Zillow and other third-party sites

Triggers

Active–Display on Internet N suppresses IDX and syndication; listing stays Active in SEFMLS; full details of seller disclosure form unconfirmed — verify at miamirealtors.com/mls

Seller wants listing shared only within the listing brokerage

Triggers

Office Exclusive via MIAMI-10 form; no public marketing or MLS distribution allowed; submit form within 2 business days

Agent holds an open house during Coming Soon status

Doesn't Trigger

Open houses are expressly prohibited during Coming Soon; 1st violation fine is $1,000 per the September 2025 fine schedule

Property was already in Coming Soon status earlier in the same year

Depends

Coming Soon may only be used once per year per property unless it has been sold, rented, or listed with a new brokerage firm

Seller accepts an offer while listing is in Coming Soon status

Triggers

Offer acceptance is permitted under August 2025 R&R Section 4.5; the pre-2025 seller form conflicts — use current R&R as authoritative; update listing status within 1 business day of acceptance

Portal Standards (Not MLS Rules)

Active–Display on Internet N has no fixed day cap (sentinel DMEL_MAX_DELAY_DAYS = 999); the listing may remain with IDX suppressed for the full listing agreement term per R&R Section 30.5.4. The Coming Soon seller authorization form (MIAMI MLS 081321, 2021) conflicts with the current R&R on offer acceptance — the August 2025 R&R (Section 4.5) is authoritative. Fine schedule and $15,000 cap are under review as of December 2025. Confirm all details before publishing: miamirealtors.com/mls or 305-468-7067.
