MIAMI REALTORS® MLS
Florida
SEFMLS requires listings to be submitted within 1 business day of any public marketing. Coming Soon status delays showings up to 21 days; Office Exclusive listings prohibit public marketing entirely. Policies vary by MLS — always confirm current rules at miamirealtors.com/mls. Last verified June 7, 2026.
Key Facts at a Glance
Clear Cooperation
SEFMLS enforces the Clear Cooperation Policy (NAR Statement 8.0). Listing brokers must submit to the MLS within 1 business day of any public marketing. Public marketing is broadly defined to include yard signs, window flyers, social media, IDX, syndication, email blasts, and multi-brokerage communications. Fines start at $2,500 for a first violation (currently under review per NAR NXT December 2025 policy changes).
Delayed Marketing
SEFMLS supports two delayed marketing paths. Coming Soon status allows public marketing but prohibits showings and open houses for up to 21 days; a signed Seller Authorization Form is required. Active–Display on Internet N (live October 14, 2025) suppresses IDX and syndication for the full listing term with no fixed day cap; seller disclosure requirements and open-house rules for this status are not fully confirmed from accessible primary sources.
What's Unclear / Needs Confirmation
- Seller disclosure form requirements and open-house rules for Active–Display on Internet N (DMEL) are not fully confirmed from publicly accessible primary sources as of June 7, 2026.
- The Coming Soon Seller Authorization Form at the publicly accessible URL (August 2021 version) may be outdated; the current R&R (August 2025) permits offer acceptance during Coming Soon but the older form states offers cannot be accepted. Confirm the current form version at miamirealtors.com/mls.
- CCP fine schedule maximum ($15,000) is under review by MIAMI REALTORS® following NAR NXT December 2025 policy changes; verify current amounts before relying on published figures.
